Terms of use & disclaimer.
1. What this tool is
ROZH Property Snapshot is a free lookup tool that displays publicly available spatial data published by Brisbane City Council and the Queensland Government in relation to a specified Brisbane address. The tool queries these data sources live, applies a spatial intersect against the address location, and presents a plain-English summary of the results.
2. What this tool is NOT
This tool is not:
- A formal Council search or a FloodWise Property Report;
- A contaminated land (EMR / CLR) search;
- A title search or property certificate;
- A building inspection or pest inspection;
- Legal advice, financial advice, or conveyancing advice;
- A substitute for any of the above.
Before purchasing any property you should obtain professional advice from a licensed conveyancer or solicitor, a licensed building and pest inspector, and any other appropriately qualified professionals.
3. Data source and accuracy
The data presented by this tool is retrieved at request time from third-party publishers (Brisbane City Council open data, Queensland Government open data, and similar). ROZH does not create, modify, verify, or warrant that data.
Spatial overlay boundaries published by Council and State agencies are updated from time to time. The tool reflects whatever is currently published by the source. Data may be out of date, incomplete, or incorrect. Individual properties can also fall on or near overlay boundaries, where small inaccuracies in either the address geocode or the published overlay can produce false positives or false negatives.
ROZH makes no representation that this tool detects every planning control, environmental constraint, or legal restriction that may apply to a property. Absence of an overlay result does not mean a property is free of risk.
4. No liability
To the maximum extent permitted by law, ROZH (and its directors, employees, contractors and agents) disclaims all liability for any loss or damage arising from:
- any use of or reliance on this tool or any output it produces;
- any error, omission, inaccuracy, or delay in the underlying data sources;
- any unavailability or malfunction of this tool;
- any decision made, or not made, by you in reliance on this tool.
The tool is provided free of charge, on an "as is" and "as available" basis, without warranty of any kind (express or implied), including without limitation any implied warranty of merchantability, fitness for a particular purpose, or non-infringement.
Nothing in these terms excludes any statutory consumer guarantee that cannot lawfully be excluded (including under the Australian Consumer Law). Where a guarantee cannot be excluded but can be limited, our liability is limited, at our option, to re-supplying the service.
5. Acceptable use
You may use this tool for personal or professional property due diligence on individual Brisbane properties. You may not:
- scrape, bulk-extract, or systematically harvest data from this tool;
- use this tool to create a competing database or commercial reporting product;
- use this tool in a manner that places undue load on ROZH's systems or the upstream data sources;
- misrepresent output from this tool as a formal Council or Government report.
Rate limiting applies per user. Bulk access is available on commercial terms — contact us.
6. Privacy
When you use the address lookup, we process the address you enter and your IP address for the purpose of serving the request and protecting the service from abuse. Address queries are not permanently retained beyond what is necessary for rate limiting and logs.
When you submit your email through any opt-in form, we retain that email and the address you last queried, and we may contact you about updates to the Snapshot. You can ask us to delete your details at any time by emailing hello@rozh.com.au.
7. Intellectual property
The underlying spatial data is owned by its publishing agency and is provided under those agencies' open-data licences (typically Creative Commons Attribution 4.0 or equivalent). ROZH's tool, design, code, interpretive commentary and branding are the property of ROZH.
8. Changes
We may update these terms, the data layers we query, and the tool's features at any time without notice.
9. Jurisdiction
These terms are governed by the laws of Queensland, Australia. The courts of Queensland have exclusive jurisdiction.

11. Third-party data attributions
This tool incorporates data made available by third parties under open-data licences. Required attributions are listed below. New data sources will be appended here as they're added to the tool.
